1. Free site survey and honest assessment: One of our senior technicians visits, walks the floor, identifies the timber species, measures the board widths and thicknesses (Victorian pine, Edwardian oak and 1930s board sizes all vary), and works out exactly which sections genuinely need replacing versus which can be saved with cleat repairs or filling. We’ll tell you straight — if a board can be salvaged, we’ll save it. If it really has to come out, we’ll explain why.
2. Careful removal of old boards: This is where experience genuinely matters. We lift damaged boards without disturbing the joists below, without splintering the surrounding boards, and without damaging period mouldings or skirtings. When does a floorboard actually need replacing rather than repairing?

Honest answer based on 31 years of doing this: a board needs replacing when it’s cracked or split through the full thickness, rotten from historic water damage, structurally weak from heavy woodworm activity, or simply too thin (after multiple sandings over the decades) to be safely re-sanded. Where a board can be cleat-repaired from below, end-spliced, or filled with colour-matched resin, we’d usually save it. We’ll tell you straight at the survey which approach each board needs — there’s no point replacing timber that doesn’t need replacing.

Can you actually match the new boards to my existing wooden floor?

Yes — and this is where Mr Sander® genuinely stands apart from most contractors. Once the new boards are fitted and the whole area sanded and finished, the repair is usually invisible. Do you replace single boards or whole sections at a time?

Both, depending on what your floor actually needs. We’ve done jobs as small as a single split board near a hearth and as large as full structural board replacement across multiple rooms after a major leak. Our preference is always to preserve as much of the original floor as possible — partly because the original timber is usually irreplaceable, and partly because more replacement always means more cost. We replace exactly what needs replacing, no more.

What actually causes floorboards to need replacing?

The usual culprits we see across London: historic water damage under bay windows and external doorways, leaking radiator pipes (very common in pre-war flats), damp coming up from poorly ventilated voids, woodworm activity (still alive in some older properties, often historic in others), wear-through from decades of footfall in concentrated traffic zones, and structural movement causing boards to crack or split. Before we replace boards, we always investigate the underlying cause — there’s no point fitting beautiful new pine over a leak that’s still active.

Can you replace boards in listed or heritage London homes?

Yes — and we do this regularly across Hampstead, Chelsea, Kensington, Notting Hill, Greenwich and Spitalfields. We use reversible methods, preserve original materials wherever possible, and liaise with conservation officers or heritage architects where required. Reclaimed period timber is almost always the right answer for listed properties — new timber, however carefully stained, never quite passes muster with a conservation officer.

Will the replaced boards look obviously different from the rest of the floor?

Before sanding and finishing, yes — you’ll see the difference clearly. That’s expected. Once we sand the whole area and apply the finish, the new boards blend remarkably well with the existing floor. Reclaimed timber matched on species, grain, age and board width gives the best result by miles. Very slight variation is normal in genuinely period floors that have weathered for over a century, but it’s almost always minor enough that you have to know where to look.

Do you fix issues under the boards while you’re at it?

Yes — and this is critical. Once the boards are lifted, we inspect the joists, check for damp, treat any active woodworm, sort loose joist hangers or split timbers, and address any subfloor issues we find. How long does floorboard replacement actually take?

For a single board or small section, most jobs are done in a few hours. A multi-board replacement (say half a dozen pine boards across one room) typically takes a full working day.
