Are sealing and varnishing actually different things?

Yes — and it’s worth understanding the difference. A sealer is the first product that goes onto raw, freshly sanded timber. It soaks into the wood, stabilises the surface and gives the varnish something proper to bond to. The varnish (also called a lacquer) is the hardwearing top coat that sits on the surface and takes the daily wear. Most domestic floors get one coat of sealer plus two or three coats of varnish. Skipping the sealer is a classic budget contractor shortcut — and it always shows up within 12–18 months as patchy, peeling finish in high-traffic areas.

Why is the sealer coat so important?

It does three jobs in one. It stops the bare timber from soaking up the first varnish coat unevenly (which causes patchy finishes), it helps even out tonal differences in the wood, and it provides a chemical bond between the timber and the subsequent varnish coats. Think of it as the primer before paint on a wall — skip it and the topcoat won’t last.

What varnish finishes can I actually choose from?

We typically offer matt, satin, semi-gloss and full gloss in water-based lacquer. Matt is increasingly popular in contemporary London interiors — minimal reflection, natural feel. Satin is our most-specified finish for family homes — soft sheen, easy to maintain, hides minor wear. Semi-gloss and gloss are more traditional and still suit period properties, particularly Victorian and Edwardian properties where a brighter floor lifts the room. Will varnishing change the colour of my floor?

Modern water-based lacquers stay very close to the natural tone of the sanded timber — there’s a very slight darkening and the grain becomes more visible, but no dramatic colour shift. Older oil-based varnishes (rarely specified now) added a noticeable amber-yellow tint. If you’re unsure how a finish will look, we always do test patches on hidden areas before committing to the full floor — saves a lot of regret later.

How long does each coat take to dry, and when can I walk on the floor?

Modern water-based lacquers are touch-dry within 2–4 hours and recoatable in 4–6 hours. Most domestic jobs go on the floor over 1–2 days. You can walk on the finished floor in socks within 6–8 hours, but for full hardness give it 7 days before putting heavy furniture back. Pets and shoes off for at least 48 hours. We’ll give you exact timings on the day based on humidity and temperature.

How long will the new finish actually last?

For a typical domestic floor with sensible use, a properly applied water-based lacquer should last 7–10 years before needing a maintenance recoat — sometimes longer. Busy hallways and kitchen-diners with kids and dogs may need a screen-and-recoat sooner. Commercial floors generally get a maintenance recoat every 3–5 years. Look after the floor properly and you’ll easily get 20+ years before the next full sand.

Do I really need to sand before sealing and varnishing?

In the vast majority of cases, yes. Old finishes, dirt and worn coatings prevent new varnish from bonding properly — it’ll peel, flake or stay patchy. The only exception is a clean, recent water-based lacquer in good condition, which can sometimes be screened (lightly abraded) and recoated without a full sand. Honest answer: at the survey stage, we’ll tell you which applies to your floor.

Are your sealers and varnishes safe for children and pets?

Yes — the water-based lacquers from Bona, Junckers and Pallmann that we specify are low-VOC, low-odour and certified safe for use in homes once cured. Any faint smell during application clears within hours with normal ventilation. We’ve sealed plenty of nurseries, children’s bedrooms and family kitchens without anyone breaking a sweat. If anyone in the household has serious chemical sensitivities, mention it at the survey and we’ll recommend the gentlest products available.
