What’s the difference between wood floor sanding and full restoration?
Sanding smooths and refinishes the surface of a floor that’s structurally sound — perfect for tired-looking pine boards, parquet, or engineered oak that just needs bringing back to life. Restoration goes deeper: it includes repairs to damaged or missing boards, gap filling, levelling, and then sanding and refinishing. How do I know if my wood floor needs sanding or restoring?
Tell-tale signs: dull, scratched or scuffed surface; visible wear paths to the kitchen, sofa or front door; loose or squeaky boards; gaps wide enough to catch a hoover; water marks or pet stains; or finish that’s worn back to bare timber in patches. Can old or heavily worn wood floors really be brought back?
Yes — in most cases, even floors that look beyond saving can be restored beautifully. We’ve worked on pine boards first laid in the 1880s that still have plenty of life in them. We replace only the boards that are genuinely beyond rescue, match the new timber as closely as possible, and sand everything flat so the repairs blend in. There’s no point ripping out a floor that just needs a proper sand.
Do you repair damaged or missing boards as part of the sanding job?
Absolutely — and it’s always done before sanding starts. We replace individual boards, re-glue or re-fix loose ones, fill gaps where appropriate, and stabilise any sections that have moved over the years. The goal is to preserve as much of your original timber as possible while giving you a flat, even floor that’s safe to walk on barefoot.
What finishes do you offer after sanding?
The three main options are water-based lacquer (typically Bona Traffic HD — the toughest commercial-grade option, low-yellowing, fast-drying), hardwax oil (Osmo Polyx or Pallmann — natural matt feel, easy spot-repair), and traditional oil (the deepest, richest tones but needs more upkeep). How long does a full wood floor sanding job take?
Most domestic floors are completed in 2 to 4 working days, including drying time between coats. A single room might be done in 2 days; a full ground floor of a Victorian terrace usually takes 3–4. Commercial premises and school sports halls can often be turned around over a weekend or holiday period to avoid disruption. We give you a clear day-by-day plan before starting.
