The Wood Floor Polishing Process — How We Actually Do It

Done properly, polishing is a careful, methodical process — not a quick mop with a fancy product. We start with a deep clean to lift dirt, grime and old polish residue from the surface. Q: What types of wooden floors can you polish?

A: Pretty much every type of wooden floor you’ll find in a UK home or commercial property. Solid oak, engineered oak, walnut, maple, beech, pitch pine, herringbone and basket-weave parquet, and most modern engineered hardwoods. We’ve polished floors in Victorian terraces in Fulham, mansion flats in Kensington, 1930s semis in Manchester, converted mills in Leeds, and serious commercial premises in the City. Q: What’s the difference between wood floor polishing and a full sand and reseal?

A: Polishing (sometimes called “screen and coat” or “buff and recoat”) only refreshes the top layer of finish — it doesn’t touch the timber underneath. We lightly abrade the existing lacquer or oil, clean thoroughly, and apply a fresh top coat or two. A full sand goes right back to bare wood, removing all old finish, scratches and stains, then rebuilds from scratch. Polishing costs a fraction of a full sand and takes about a day — but it only works if the existing finish is structurally sound. If you’ve got bare wood patches, deep gouges or water damage, polishing won’t fix it.

Q: How do I know whether my floor needs polishing or a full sand?

A: Quick test: if the surface looks dull, slightly scuffed and tired but the lacquer or oil is still intact across the whole floor — polishing is probably the answer. If you can see bare wood in wear paths to the kitchen or front door, deep scratches that catch your fingernail, water stains that have gone through to the timber, or sticky patches — you’re looking at a full sand. A: Most rooms are done in a single day — buff, clean, two coats applied with drying time between them. A larger area or a full ground floor might run into a second day. Water-based lacquer is walkable in socks after about 6–8 hours, with full cure inside 7 days. Hardwax oil is walkable after 12–24 hours, full cure within a week. We’ll give you a clear timeline before we start so you can plan around it.

Q: Can you match the existing finish on my floor?

A: Yes — and this is genuinely the make-or-break of a good polish job. We use trade-grade products from Bona, Osmo, Pallmann, Junckers and Mylands, and we match sheen level (matt, satin or gloss) as well as the chemistry of the existing finish. If your floor was lacquered originally, we re-lacquer; if it was oiled, we re-oil. Mixing the two is the biggest mistake amateurs make — and one of the most common reasons we get called out to fix botched DIY jobs.

Q: Are your polishing products safe for kids, pets and allergy sufferers?

A: Yes. We use low-VOC, low-odour finishes wherever the property’s use calls for it — particularly important if you’ve got young children, pets, or anyone in the house with respiratory issues. A: Far less disruptive than a full sand. Polishing produces a fraction of the dust (and even then, our 98% dust-free extraction kit catches almost all of it), and modern water-based finishes have minimal smell — nothing like the old solvent-based varnishes. You’ll hear the buffer working, but it’s quieter than a hoover. Most customers carry on with their day in adjacent rooms without much disturbance.

Q: How do I look after my floor after polishing?

A: Three rules. First, hoover or sweep regularly with a soft brush — grit is what wears the finish down. Second, never wet-mop; use a barely-damp microfibre with a proper wood-floor cleaner (we recommend Bona Wood Floor Cleaner — never multi-surface sprays or steam mops, which will eat your finish).
