Kährs Floor Fitting Process

Kährs is well-engineered, but it’s not foolproof. The number-one reason we get called out to fix a Kährs floor that’s failed early is poor installation by someone who didn’t follow the manufacturer’s spec. Acclimatisation skipped, subfloor not properly tested for moisture, expansion gaps too tight — these are the mistakes that turn a 30-year floor into a three-year regret. Get the fitting right and the rest takes care of itself.

At Mr Sander® we fit every Kährs floor strictly to the manufacturer’s installation guidelines. Here’s how we do it, step by step:

1. Free Site Survey and Fixed Quote: One of our specialists comes out, measures up properly, checks the subfloor for level and moisture, looks at how the room is used, and talks you through grade, board width and finish options. You leave with a written, fixed-price quote — not a vague estimate that creeps up halfway through. Honest answers, no sales patter.

2. Preparation: This is where the cheaper outfits cut corners and the homeowner pays for it later. We lift any existing flooring, clean the subfloor down properly, level it where needed (latex screed for concrete, ply overlay for uneven boards), fit the correct underlay and damp-proof membrane on concrete substrates, and acclimatise the Kährs boards on site for at least 48 hours. Insider tip: in older London properties — especially ground floors in SW6, basements in NW3 and converted Victorian terraces across N1 — we routinely find damp issues that the previous installer ignored. We won’t.

 

3. Installation: Kährs is usually fitted as a floating floor using their patented Woodloc 5G click system — quick, clean, and properly engineered for stability. Where it makes sense (large open-plan areas, ground floors with underfloor heating, commercial settings) we’ll glue-down instead for maximum solidity underfoot. Either way, our fitters work cleanly, room by room, with proper dust sheeting and protection for your other surfaces. Expansion gaps around the perimeter are non-negotiable; wood moves with the seasons, and a floor fitted tight to the skirting will buckle the first warm summer.

4. Finishing Touches: Kährs boards come pre-finished from the factory in lacquer, oil or natural — so most floors are ready to walk on the moment we’re done. Where you’ve gone for a bespoke colour or a softer matt sheen, we’ll sand and seal the floor on site using our 98% dust-free sanding system — one of the cleanest setups in the UK industry. You won’t be hoovering fine yellow powder off the tops of wardrobes for the next six months.

Kährs Floor Maintenance Tips

Kährs is genuinely low-maintenance, but a couple of small habits make the difference between a floor that still looks new in ten years and one that looks tired in three. After 31 years of seeing both, here’s what actually matters:

  • Hoover Weekly: Grit is the single biggest killer of any wood finish — it acts like sandpaper underfoot every time you walk across the room. A weekly hoover with a soft brush head (never a beater bar) does more for your floor than any miracle product going.
  • Barely-Damp Mop Only: A microfibre mop wrung out properly is fine for the occasional deeper clean. Steam mops and sopping-wet buckets will damage the lacquer and lift the wear layer over time. Never use bleach, ammonia or supermarket “all-purpose” sprays — they’ll cloud the finish.
  • Felt Pads, Always: Felt pads under every chair leg, sofa foot and table base — every single one. A coir mat at each external door to catch the worst of the grit, and a runner in your busiest hallway. We get called out every week to fix scratch damage that a 50p felt pad would’ve prevented. How long does it take to install a Kährs floor?

For a typical London room of 20–30m², allow 2–3 days for the fitting itself, plus 48 hours of on-site acclimatisation beforehand. Larger jobs — open-plan ground floors, whole-flat installs — naturally take longer. We give you an exact day-by-day programme in your fixed-price quote, and we stick to it.

Can Kährs flooring be installed in any room?

Yes for living rooms, bedrooms, hallways, kitchens (with sensible spill management), studies, offices and most commercial spaces. No for bathrooms, wet rooms or anywhere with persistent standing water — wood and constant moisture simply don’t mix, regardless of how well engineered the board is.

What’s the difference between Kährs engineered wood and solid wood flooring?

Kährs engineered boards are made up of a real oak (or other species) wear layer of 3–4mm bonded to a multi-ply core. That construction is far more dimensionally stable than a single piece of solid timber, so it copes much better with central heating, humidity changes and underfloor heating. Solid wood has the edge on how many times it can be sanded over its lifetime, but for most modern homes — especially anything with UFH — engineered is the more sensible choice.

Can Kährs flooring be fitted over underfloor heating?

Yes — and this is one of Kährs’s real strengths. The engineered construction is designed to handle UFH systems provided the surface temperature stays under 27°C and you follow the manufacturer’s heat-up procedure. We’ve fitted Kährs over UFH in dozens of London homes — open-plan kitchen-diners in W11, basement extensions in SW3, ground floor flats in NW3 — and when it’s done strictly to spec it performs beautifully.

How do I maintain a Kährs floor day to day?

Hoover weekly, mop occasionally with a barely-damp microfibre and a Kährs-approved cleaner, fit felt pads under everything that moves, and avoid steam mops and harsh chemicals like the plague. Never soak the floor — that’s the single fastest way to damage any engineered board. Follow those rules and you’ll get decades out of it.

Can a Kährs floor be sanded and refinished later?

Yes — that’s one of the big advantages over laminate or LVT. Depending on the wear layer thickness (typically 3–4mm on most Kährs ranges), the floor can be sanded back and refinished 2–3 times over its lifetime. We do this regularly through our wood floor sanding and wood floor sealing and varnishing services. We always measure the wear layer before any refinish, so we know exactly what we’ve got to play with — something less experienced firms tend to skip until it’s too late.

Does Kährs flooring come with a warranty?

Yes — most Kährs domestic ranges come with a 25-year residential warranty, and selected ranges carry warranties of up to 30 years, provided the floor is installed strictly to the manufacturer’s guidelines. On top of that you get our own written workmanship guarantee, plus £5 million public liability insurance for the duration of the works. Belt, braces and a bit of string.

How much does Kährs floor fitting cost?

Kährs boards typically range from around £55 to £140+ per square metre depending on species, board width, grade and finish, with fitting on top usually £25–£45 per square metre depending on installation method and subfloor prep. You’ll get a transparent, fixed-price written quote from us covering everything — materials, fitting, sanding (where needed), waste removal and clean-up. No hidden extras.

Is the Kährs installation dusty and disruptive?

Far less than people expect. Because Kährs is pre-finished, there’s no on-site finishing dust or smell unless you’ve gone for a bespoke colour or matt-down. Even when we are sanding, our 98% dust-free system keeps the mess to an absolute minimum. Most clients stay in the property throughout — we work room by room, seal off doorways with proper dust barriers, and tidy up at the end of each day.
